Site Evaluation and Prep Work 

Before ground can be struck to build your dream home, a careful process of soil testing, topography review, and drainage considerations must take place. Your builder will ensure the plot of land is ideal for construction and placing utilities, and will alert you to any potential setbacks. 

Permitting (We Do it for You) 

Building a custom home requires permits for your city or county, zoning, utility connections, environmental, and building permits. The length of the permitting process can vary based on where you live, but you can typically expect 2-4 weeks. Fortunately, the LaFollette Custom Homes team handles this process for you. 

Architectural and HOA Approvals (If Needed) 

Depending on the neighborhood you are building your custom home in, you may need approval from architectural control committees. This helps ensure your future home aligns with community standards and speeds up HOA clearance. We submit exterior designs, materials, roof pitches, and other relevant details on your behalf. 

Utility Coordination 

Once the approvals are in place, we will start connecting power, water, gas, and septic lines. This stage of the process includes scheduling trenching and inspections for safe, legal connections, and ensuring services are ready on time so construction isn’t delayed. 

Third-Party Inspections Throughout the Build 

Inspections are required by code, and they are essential to ensure everything is being built safely and correctly. Below are common inspections that must take place: 

  • Foundation inspection before the slab is poured. 
  • Framing inspection after walls and roof are in place. 
  • Plumbing and electrical rough ins before drywall. 
  • Insulation inspection before sealing walls.
